Landowner Collects Rs 99 Crore, Walks Out Before Signing Sale Deed
A significant property transaction in Karnataka turned contentious when the landowner allegedly left the Banashankari Sub-Registrar’s office after collecting Rs 99 crore, leaving the buyer without a signed sale deed. This incident unfolded on Thursday during the registration of approximately 3 acres and 36 guntas of land in Dommasandra village, located in the Sarjapur hobli of Anekal.
According to a police complaint filed by Gopal Krishna J, the CEO of Shrivision Upscale Space Private Ltd, the firm had assembled at the sub-registrar’s office to finalize the purchase. The company had previously paid the landowner, Ghanta Narahari, an advance of Rs 5 crore via RTGS in January 2025. On the day of registration, the remaining amount of Rs 99 crore was arranged through multiple demand drafts and bank transfers, as specified by Narahari.
As the transaction awaited the signing of the necessary conveyance and sale deeds, Narahari reportedly exited the office without warning. Attempts to contact him following his departure were unsuccessful, prompting the buyers to lodge a complaint with local authorities.
In response to the filing, a senior police officer indicated that the Sadashivanagar police registered a case based on the complaint. The situation escalated quickly, but the following day, Narahari returned to complete the registration process. Gopal Krishna J confirmed, “Soon after a police case was filed, Ghanta Narahari returned and completed the registration on Friday, and we took possession of the land immediately. We will soon share a detailed statement with the press.”
The swift resolution of the situation highlights the tension often inherent in high-value real estate transactions, particularly in a booming market like that of Karnataka. Buyers and sellers alike must navigate not only the financial aspects of such transactions but also the legal and procedural requirements that can lead to unexpected complications.
As the real estate landscape continues to evolve, this incident serves as a reminder of the importance of due diligence and clear communication between all parties involved in property transactions.
