Billionaire Couple Lists Aspen Mansion for $300 Million

The most expensive home currently on the US market is not located in the expected neighborhoods of Beverly Hills or Manhattan, but in the picturesque town of Aspen, Colorado. Billionaire couple Lynda and Stewart Resnick have listed their expansive estate, known as Little Lake Lodge, for an astonishing $300 million. This 74-acre property, situated at 161 Stillwater Road, features a massive 27,500 square feet of living space.
The luxurious compound includes 18 bedrooms, 20 full bathrooms, and an additional four half-baths, all with breathtaking views of the Rocky Mountains. Photographs from Sotheby’s reveal a bright alpine lodge characterized by soaring timber beams and walls of glass, creating a resort-like atmosphere. The estate boasts an impressive 80-foot infinity pool, a private lake, and miles of trails that serve as cross-country ski runs during the winter months. Despite its secluded feel, it is conveniently located just a mile from downtown Aspen.
The Resnicks: A Profile of Wealth and Controversy
The Resnicks are notable figures in the business world. In their 80s, they founded the Wonderful Company, which operates well-known brands such as FIJI Water, POM Wonderful, and Teleflora, alongside large-scale nut and citrus farms in California. Forbes estimates their combined net worth at approximately $12.6 billion, making them among the wealthiest farmers in the United States. Their philanthropic efforts are significant, with pledges exceeding $2.5 billion over the years. Nevertheless, their agricultural practices, particularly concerning water use for almond and pistachio crops, have drawn criticism, especially in a state facing drought challenges. A 2021 Forbes report indicated that their operations consume around 150 billion gallons of water annually.
Despite these controversies, the couple has engaged in charitable activities, including a $10 million donation following the Los Angeles County fires earlier this year.
A Potential Record-Breaking Sale
The Resnicks originally acquired the land in the early 1990s and have spent many summers there. However, with a new residence completed near Santa Barbara, they have decided to downsize. Lynda Resnick expressed the challenges of managing multiple properties, stating in an interview with The Wall Street Journal: “Just too hard.”
Aspen’s luxury real estate market is known for its high prices. Data from Realtor.com indicates that the median listing price this summer was $3.7 million, with sales averaging closer to $2 million. The current record for a property sale in Aspen stands at $108 million, achieved by Steve Wynn and Thomas Peterffy for a different estate. If the Resnicks successfully sell their mansion for $300 million, it would not only shatter that record but also surpass Ken Griffin‘s $238 million purchase of a New York penthouse in 2019, which remains the most expensive home sale in US history.
Additionally, there is a $285 million spec home available in Florida’s Manalapan, but as of now, Little Lake Lodge stands as the crown jewel of the US real estate market. The outcome of this listing will certainly be watched closely by both buyers and industry experts alike, as it could redefine the benchmarks for luxury properties across the country.
