DDA Launches Auction for 10.43 Acres in Dwarka for Mixed-Use Development
The Delhi Development Authority (DDA) is set to auction a significant 10.43-acre land parcel in Sector 22, Dwarka. This site is intended for a mixed-use complex that will feature a luxury mall, corporate office spaces, and premium residential facilities. The auction aims to attract developers interested in creating a first-of-its-kind integrated development in the region.
Officials have established a minimum reserve price of ₹25 crore for the auction, although expectations are that the final sale price will surpass this figure. This initiative marks a notable shift for the DDA, as it will facilitate a project combining retail, office, and residential spaces within a single development.
Project Details and Development Plans
According to the project report, the chosen developer will be granted a 55-year licence to design, finance, build, operate, and maintain the complex. After this period, the infrastructure will revert to the DDA. The application process for potential bidders closed recently, with officials anticipating that the e-auction will take place within the month.
A DDA representative, speaking anonymously, expressed optimism about the project, stating, “We are hoping to conduct the e-auction this month itself and allot the plot. It is a luxury project, and several good developers have evinced interest.” The location is part of a transit-oriented development (TOD) corridor, which is designed to enhance connectivity and accessibility in line with Dwarka’s expanding transport network.
The project report highlights specific requirements for development. A minimum of 50% of the floor area ratio (FAR) must be allocated for commercial purposes, primarily focusing on high-end retail and office spaces. Additionally, 30% of the FAR is designated for luxury residential units, including service apartments and guest houses, while 10% must be reserved for public utilities and services, such as medical centers and training institutes. The maximum permissible FAR is set at 300, with ground coverage capped at 50%. This approach aims to promote a dense, vertical development model that aligns with Delhi’s evolving urban planning directives.
Officials have indicated that the estimated timeline for the development is approximately three to four years post-allotment. One DDA official noted, “DDA is diversifying beyond traditional land disposal and enabling the creation of modern economic hubs. This will expand Delhi’s commercial footprint and bring new employment avenues closer to residential pockets.”
Future Developments and Economic Impact
In recent months, the DDA has demonstrated its commitment to attracting private investment. Earlier in August 2023, the authority allotted a prime site in Nehru Place for a five-star hotel, projecting revenues of around ₹10,000 crore over the next 55 years. Other opportunities for hotel, hospital, and commercial center spaces are reportedly on the horizon, with plans for long-term agreements aimed at enhancing Delhi’s infrastructure and economic landscape.
As the DDA prepares for this auction, the potential for significant growth in Dwarka and the surrounding areas is becoming increasingly evident. The integration of high-end commercial and residential facilities is expected to contribute to the region’s economic development while meeting the demands of a modern urban lifestyle.
